We partner with local photographers who specialize in real estate photography to best capture the essence of your home. Based on the best features of your home, we offer high definition photos, twilight photos, drone photos and video for your custom personal marketing plan. Having many high quality photos for a stunning first impression has become even more important with the increasing number of homebuyers starting their search online. The National Association of Realtors (NAR) tells us that approximately 90% of homebuyers begin their search online. RIS Media also notes that homes with more photos online sell quicker.
BEAUTIFUL BROCHURES:
We create high quality brochures of each home with large, high-resolution photos and important details about your home. We know that buyers are often looking at several homes in a short period of time. CUSTOMIZED MARKETING PLAN:
We create a customized marketing plan for your home. These strategies are designed to best position your home in the marketplace, identify ways to reach your target audience and to create an action plan for marketing your home. Included in your customized marketing plan are print materials, online materials, advertising and more. Your marketing plan is continually updated with market information including new competitive active listings, new competitive pending listings and new competitive sold listings, as we keep in constant contact with you.
ONLINE MARKETING:
With approximately 90% of buyers beginning their searches online, we believe it's critical to garner comprehensive Internet exposure. Therefore, we distribute each home to more than 40 websites, including Keller Williams International.com, Marilyn Berger & Associates.com, LancasterOnline.com, Wall Street Journal.com, Barrons.com, Realtor.com, Homes.com, Zillow.com, Trulia.com, and more. Keller Williams Luxury homes are featured internationally world wide through our network and partners of Wall Street Journal and Barrons.
MOBILE APPLICATIONS:
More than 60% of homebuyers are Generation X or Generation Y and research tells us they want instant access to information. We provide several methods including our own app through Keller Williams International and MLS Touch. Both feature GPS based search tools and have direct information from our local Multiple Listing Service with tools that allow buyers to search listings, see photos, home details and market information. They can even contact us to request showings and more information directly when they are ready.
CUSTOM PROPERTY WEBSITE:
We create a custom property website with property-specific address, large photographs, detailed descriptions, floor plans and more. This provides viewers a dynamic way to learn about your home and contact us for more information and to set up a private showing. EMAIL MARKETING:
We use a dynamic email marketing service to creatively reach a variety of audiences. BROKER AND PUBLIC OPEN HOUSES:
In many cases we recommend hosting a Broker Open House at your property. It is our main goal to get you the most for your home and cooperating with other Brokers and marketing your property to everyone to gather the largest audience to do so. This is a widely accepted method for agents to learn about your property, while networking with colleagues. In some cases, a Public Open House can be an effective way to appeal to active buyers. It can also attract neighbors who may then share the news of your home's availability with friends, family and colleagues who want to live near them.

Magazines such as Lancaster County Magazine, Fine Living Lancaster, Fig, Keller Williams Luxury Magazine and more distribute their publications to households above median income in the region, making them some of the best magazine advertising space for our clients. We also utilize specialty magazines for our farms and land that target those audiences. Keller Williams Luxury, Wall Street Journal and Barrons are international publications we utilize for our high end properties.
DIRECT MAIL:
We design full color, large, glossy direct mail pieces to be sent to a target audience. These postcards communicate critical property information, while reflecting the elegant look and feel of Marilyn Berger & Associates and your home.
SHARING INFORMATION WITH OTHER BROKERS:
We share photos, videos and details of your home via several listing information services including Keller Williams International affiliate network, Bright MLS, and emails. These services allow other agencies to see that your home is available for sale. Some agents also enroll active buyers in automatic updates generated by these services and we contact them. Our entries are then seen by all those potential buyers relocating here.
